In a CMMS planned maintenance and breakdown work orders are opened for an asset and material and labour are recorded. When run-hour or alarm data from the field feeds this system, maintenance can be managed by condition instead of by time.
The key is not to turn every alarm into a work order: thresholds, suppression of repeating alarms and work-order field mapping must be defined up front. Otherwise the maintenance team drowns in noise.
